Web design for Sun City, AZ

Sun City opened in 1960 for retirees. Now its houses are retiring too.

Half of Sun City's homes were built before 1973, and three in four residents are 65 or older. That combination produces steady work and careful customers.

What makes Sun City different.

Sun City is not a city. It is an unincorporated community and census-designated place in Maricopa County, opened by Del Webb's company on January 1, 1960, with five model homes, a shopping center, a recreation center, and a golf course. About 100,000 people came to see it the first weekend, ten times what was expected. Today it is home to roughly 37,500 people with a median age of 72.7 (ACS 2020–2024), and it runs on institutions rather than a city hall: the Recreation Centers of Sun City, a homeowners association that vets contractors for its members, and a hospital that has anchored the community since 1970. Businesses here sell to customers with time to compare, long memories, and a referral network that actually works.

What we see in this market

  • Home services for housing whose median build year is 1973: original plumbing and electrical, roofs on their second or third replacement, and tubs being converted to walk-in showers.
  • Healthcare, therapy, and in-home care clustered around Banner Boswell Medical Center, which describes itself as specializing in the diseases of the elderly.
  • A recreation economy of eight golf courses, seven recreation centers, and the Sun Bowl amphitheater, and the vendors, instructors, and repair shops that serve them.

Sun City by the numbers

Businesses online

Small Business Majority's August 2024 report on U.S. small business owners found about a third have no business website, and 41% rely on a social media presence instead. That is a national figure. In Sun City, 89.8% of households have a broadband subscription (ACS 2020–2024, households rather than businesses), so most customers here can look a company up before they call it.

  • Carl T. Burgess — former speaker of the South Dakota House of Representatives, listed among Sun City's notable residents

Did you know? Del Webb's company expected about 10,000 people at Sun City's opening weekend in January 1960. Some 100,000 showed up, and the story eventually put Webb on the cover of Time.

The part we didn’t write

Clients say it better than we do.

What clients say — in their words

“Casey, the owner and developer, took the project and ran with it 100%. I gave him specific direction and he went well above the call of duty. Five star service all the way!”
“Wow! Casey rocked! The process was so easy, I told Casey what I wanted and he built it. My go-to with my online business, which has grown exponentially since working together.”
“First class all the way! From the prompt communication, being available seven days a week, to the nuts and bolts of getting our project completed on time and on budget — I highly recommend!”
“Simply amazing! They took our outdated website and transformed it into a modern, user-friendly platform that truly represents our brand.”
“They get it done. We had no idea where to start; they explained the build process and were patient with our many questions. All expectations and timelines were met. Double thumbs up!”
“Instrumental in driving our company growth through expert management of our Google and Microsoft Ads.”
“They helped us turn a loose idea into a working digital product — asked sharp questions, found the hidden workflow problems, and built a system our staff could use without a long training curve.”
“What stood out was the balance of design and operations. The site looked polished, but the real win was behind the scenes: better forms, cleaner handoffs, stronger tracking, fewer manual steps.”
“They made the technical side feel clear. We talked about goals first — then platforms, content, search, and automation.”

Questions we hear a lot.

Sun City isn't a city. What do we list as our service area?

Sun City itself. It is a census-designated place with a defined boundary, and Google recognizes it as a place you can serve. Say "Sun City, Arizona" in your page titles and on your Google Business Profile, and list Sun City West, Youngtown, or Peoria separately only if you really work there.

Should we apply to the Sun City Home Owners Association's business partner list?

Many contractors should consider it. SCHOA's referral list is open to members only, and vendors are accepted after vetting that, per SCHOA, includes references, Registrar of Contractors license and BBB status where applicable, and proof of liability insurance. Whatever you decide, put those same credentials on your website, because careful customers check them either way.

Our customers mostly call. Does the website still matter?

Yes, because the website is where they find the number and decide whether to dial it. Make the number large and tappable in every page header, print your hours beside it, and keep the forms short for the customers who would rather write.
